This section gives you important information about how to buy property in Bulgaria.
Choose your property:
Select the property from our website which you’d like to view or purchase and send us the reference number with any questions if you request additional information.
Arrange a visit (viewing):
During our correspondence we will discuss all steps of your visit under your requirements, which will include arranging dates of travel, purchasing an airline ticket, booking an accommodation, property viewing dates, legal work.
What to bring with you at your visit in Bulgaria:
If your plan is to purchase a property at your first visit and if you are first time buyer you need to have :
Funds
*10% of the price of the property- usually are requested during signing of a preliminary contract
*5000 Bulgarian leva( approx.2600 Euro)- requested at the day of the opening of the LTD Company bank account.
*450 Euro- Solicitor,Notary and government fees and taxes for the setting up of the LTD Company
*Additional funds-200 Euro to cover translations of legal documents,
If you have any problems bringing cash in Bulgaria we can assist you with transferring funds to Solicitor escrow account or opening a personal bank account for you in Bulgarian Bank.

Setting up a limited Company in Bulgaria:
In order to purchase a villa house with land or land alone you will be required by Bulgarian law to set up a Ltd company, however, this process is very straight forward for U.K citizens.
The charge for the setting up of a limited company is 450 Euro, which includes all government , solicitor taxes, and set up Notary fees. Addition to these fees you will be required to deposit about 2600 Euro-aprox.1800GBP into your own company bank account in Bulgarian leva within Bulgaria. This is your starting capital, which can be withdrawn anytime following completion of the process and your company is registered. The registration of the LTD Cmpany takes around 30 days under the new registry low which took place on the 01/01/2008 and if you are not able to stay that long in Bulgaria you will have to leave a Power of Attorney to a solicitor who will complete the registration and will transfer the property(the deed) on your name on the front of Notary public.
Transport:
We will pick you up for free from Varna Airport. You are able to hire a car from approximately 30 Euro per day for which we will assist you.
The viewing trips will be done with our transport, but if you wish you can travel with your hired car accompanied by our agent.
Accommodation:
You can book your accommodation trough us or the many websites offering rental properties.
The legal process:
As we mentioned above to purchase a property with land or land alone you well need set up a Ltd Company. This is not requested if you purchasing an apartment or property without the land.
The whole purchasing process takes approximately 4 weeks .If you leave a Power of attorney to a solicitor it is not necessary you to come back for the signing the deeds . The legal representative will transfer the property(the deed) on your name on the front of Notary public and will pay all legal costs and additional payment for the property on your behalf.
It can takes longer for the completion of the purchase if some legal issues crops up.
That is the reason we recommend our solicitor to check all legal documents before completion and before signing of preliminary contract.
Summary of buying costs:
Some of our customers told us that is difficult for them to get details of the buying costs from other agencies. To make it clear to you here’s a list of all costs:
1.Price of the property
2.Signing a preliminary contract on the front of Notary- small notary and solicitor fee apply- about 100 Euro
3.Notary Fee, Government taxes and solicitor charges on the day of purchasing:- depends on value of property
*For example: Property value of 10000 Euro- about 750 Euro; 25000 Euro- about 1300 Euro; 100000 Euro- about 3400 Euro
4. Translations of Company Documents, Preliminary contract, Notary deed- 250 Euro
5.Company setting up- all fees- 450 Euro
6.Agency commission- included in the price of the property . We do not charge a commission the buyers side. Our commission is included in the price of the property by the seller of the property in most cases. If the commission is not included by the seller we add between 3 and 5% minimum of 1000 Euro .
